Preventive Maintenance

With regular maintenance you will prevent small problems from becoming big problems and ensure optimal performance of your comfort system. We also offer annual service agreements, which can reduce the cost of a Performance Tune-Up.

What we do during a Performance Tune-Up:

Performance Furnace Tune-Up

  • Inspect systems for safe & efficient operation
  • Advise of any problems that need immediate attention
  • Clean or replace current filter as needed (extra charge for new filter)
  • Inspect/adjust/clean electrical controls & wiring
  • Check blower motor & fan, adjust belt and oil bearings as needed
  • Check gas valve/pilot operating system
  • Check/adjust fan limit switch as needed
  • Clean/inspect heat exchanger and burner assembly
  • Check heat elements and/or back up electric heat strips for proper operation
  • Check incoming fuel source lines for leaks
  • Check flue piping system & test for proper draft
  • Check thermostat for proper setting, adjust as needed
  • Check for carbon monoxide
  • Check airflow and adjust as needed
  • Heat pumps will be checked for proper valve switching operation

Performance Air Conditioner Tune-Up

  • Inspect systems for safe & efficient operation
  • Advise of any problems that need immediate attention
  • Clean or replace current filter as needed (extra charge for new filter)
  • Inspect/adjust/clean electrical controls & wiring
  • Check blower motor & fan, adjust belt and oil bearings as needed
  • Clean condensate drain as needed
  • Inspect refrigerant lines for leaks or possible damage
  • Check/clean outdoor condensing unit
  • Oil condenser fan motor as needed
  • Restructure fins when needed (extra fees may apply)
  • Check condenser wiring, electric, and electrical components for safe & efficient operation
  • Check compressor amperage load
  • Check refrigerant level. You will be advised if unit needs refrigerant before adding to unit. Extra fees for refrigerant added will be assessed
  • Check system for visual refrigerant leaks and advise of any potential problems. Details leak searches are at additional charge
  • Check thermostat for proper setting, adjust as needed
  • Check airflow and adjust as needed
